The above fees include the following service:

• Taking instructions;
• Contacting the Estate Agents or seller’s Solicitors requesting draft Contract documents;
• On receipt of the draft Contract documents investigating title;
• Submitting any relevant pre-contract searches;
• Raising any relevant and appropriate enquiries arising from the draft contract, investigation of title and results of the pre-contract searches;
• Upon receipt of the results of pre-contract searches interpreting them and raising any further enquiries of the seller’s solicitors that may be necessary;
• Upon receipt of mortgage instructions, reporting to the buyer and raising any further enquiries arising from the mortgage instructions;
• Reporting to the buyer in general in relation to the Contract and other information received;
• Obtaining the buyer’s signature to the Contract and all other relevant documents;
• Negotiating an acceptable completion date;
• Obtaining the deposit from the buyer;
• Exchanging Contracts;
• Arranging the balance of the money from the buyer and the mortgage advance from the lender if appropriate;
• Completing the purchase;
• Obtaining the completion documents from the seller’s solicitors;
• On completion, submitting a return and paying any Stamp Duty Land Tax due to H M Revenue & Customs;
• Applying to register the transfer to the buyer at the Land Registry and paying any relevant fees;
• Following completion of registration notifying the buyer and any lender.

Other Fees:

HMRC Fee – £95.00 plus VAT is payable on every purchase.

AML Fee – All files will be subject to a minimum Anti Money Laundering check of £50.00.

Potential Additional Fees:

-Apartment/Flats- Where the property is a flat or apartment a minimum additional fee of £250.00 plus VAT will be charged.

-Shared Ownership- Where the property is a shared ownership purchase there may be a fee charged to deal with this. A minimum of £400 plus VAT. This will be clarified once instructions are received.

New Builds– A New Build property carries an additional £250 plus VAT charge due to the additional work that is required in these transactions.

Help to Buy ISA’s– A fee of £50.00 plus VAT will be charged for every ISA that requires to be claimed.

Gifts– A fee of £100.00 plus VAT will be charged for every Gift being received for a a purchase transaction.

Disbursements:

–Land Registry Title Check -will be required on all purchases for a fee of £8.80.

-Bankruptcy Check-When buying with a mortgage your lender will insist that a bankruptcy check is undertaken and a fee of £7.80 per person will be payable.

-TT Fee– A fee of £35.oo plus VAT will be charged on every purchase to forward funds to the buyers solicitors.

-Searches- When buying a property with a mortgage you will have to undertake searches to satisfy their requirements. There are varying factors as what searches are required based on where the property is and the actual property itself. Some of the standard searches are as follows:
